Short-Let vs Traditional Letting: An Honest Comparison

· 5 min read

Short-letting is not automatically better than a long tenancy. It is a different model with different risks and rewards, and the right answer depends on your property and your goals.

Income

Short-lets typically produce higher gross income than an equivalent AST, because you are charging nightly rather than monthly. That gross figure comes with higher running costs: cleaning, linen, utilities, consumables and management.

Any manager quoting a headline figure without discussing costs and seasonality is not giving you a useful number.

Flexibility and condition

You keep access to your own property, which matters if you plan to sell, refurbish or use it personally.

Properties are cleaned and inspected after every stay, so issues are spotted within days rather than at the end of a twelve-month tenancy.

When traditional letting still wins

If your property is remote, hard to clean or in an area with little visitor demand, a long tenancy may well be the better return on effort.

We will tell you when that is the case. It is a short conversation that saves everybody time.
