FAQs
Landlord Questions, Answered Honestly
The things owners ask us most before handing over their property. If yours isn't here, just ask.
- Am I locked into a contract?
- No long-term lock-in — we keep terms flexible so we earn your business every month, not through a fixed contract.
- Is there a setup or onboarding fee?
- Onboarding fee tailored to your property. Listing creation, photography arrangement and compliance review are all covered, and we confirm the figure with you in advance.
- What does management cost?
- Our fee depends on your property, location and the level of service required, so we quote personally rather than publishing a generic figure. Get in touch and we'll give you a clear, honest quote with no obligation.
- How much could my property earn?
- That depends on location, size, standard of finish and season. Our calculator gives a rough guide, and we'll follow up with a realistic projection based on comparable local properties. We'd rather under-promise than inflate a number.
- Which platforms will my property be listed on?
- We list across Airbnb, Booking.com, Vrbo, HomeAway, Direct booking website, with synchronised calendars so double bookings can't happen.
- Who deals with guests?
- We do — every message, at any hour, from the first enquiry through to checkout and reviews. You never need to speak to a guest unless you want to.
- What happens if a guest damages my property?
- Every guest is screened and vetted before check-in. If damage occurs, we document it, arrange repairs through our local contractors and manage any claim on your behalf.
- Do I need special insurance?
- Yes. Standard residential landlord insurance rarely covers short-let use, so you'll need a holiday-let or serviced accommodation policy. We'll tell you exactly what's required during onboarding.
- What compliance do you handle?
- Fire safety and risk assessment, gas safety certificates, electrical checks, appliance testing and guest data handling. We're ICO registered and manage guest data to UK GDPR standards.
- Can I still use my property myself?
- Absolutely. Just block the dates in the calendar and it's yours. That flexibility is one of the biggest reasons owners move away from AST tenancies.
- How and when do I get paid?
- Monthly, by direct bank transfer, alongside a full statement itemising every booking, cost and fee.
- How long does it take to go live?
- Typically one to three weeks from your go-ahead, depending on photography, any styling work and outstanding compliance certificates.
- Do you manage flats as well as houses?
- Yes — apartments, flats and houses. For leasehold flats, do check your lease and freeholder permissions before listing; we'll flag anything we spot.
- What if my property isn't furnished?
- We'll advise on interior styling and specification so your property presents well and photographs beautifully, then coordinate setup with you.
