The UK Short-Let Compliance Checklist for Landlords

· 7 min read

Compliance is the least glamorous part of short-letting and the part most likely to cause a serious problem. This is the checklist we work through when onboarding every property.

Safety essentials

Interlinked smoke alarms, a carbon monoxide alarm where there are fuel-burning appliances, a fire risk assessment appropriate to the property, and clear escape route information for guests.

An annual Gas Safety Record and an in-date Electrical Installation Condition Report are both expected, alongside PAT testing for portable appliances.

Insurance and permissions

Standard residential landlord insurance rarely covers short-let use. You need a policy written for holiday letting or serviced accommodation.

Check your lease, mortgage terms and, for flats, any freeholder restrictions before you list.

Data and guest information

You are handling guest personal data, so a lawful basis, a privacy notice and sensible retention rules all apply. We are ICO registered and manage guest data on that basis.
